Asking the current owners, what sold you on this home? Being on the Lagoon of Elk Lake with access to the lake from dock on our property. The beautiful lot and trees, the privacy, and having  access to many trails from the driveway. We also like that accross the street from our home is the refuge.

Asking the current owners what they like best about the neighborhood/community?  Very peaceful, enjoy watching familys comming together doing many outdoor activities, including lake activities, hiking and trail riding adventures.

Home not selling, Here are a few clues!

1)    BE CASUAL, NOT SERIOUS, ABOUT SELLING!

A sage once quipped. "money is only important when you don't want something enough." Real estate expert  R.L. Brown said that if half of the 58,000 sellers in Maricopa County removed their for-sale signs we'd be at normal inventory levels. Good advice for us in the Twin Cities real estate market. Actions speak louder than words in this market. Discretionary sellers should wait for a less competitive environment.

2)    PRICE IT WRONG!

A home properly priced is half sold. No amount of full-color ads glossy fliers, multiple photos, virtual tours, agent luncheons, Goodyear blimps, Viking cheerleaders will compensate for a wrong, timid retail price.

3)  IGNOR  YOUR AGENT!

Attorneys believe if you represent yourself, you have a fool for a client. Doctors don't self diagnose. Professionals use professionals. Even though many people believe they're experts on raising kids and real estate, full time career pros usually know what's best. Listen to them very carefully.

4)    MICROMANAGE THE MARKETING!

If  you sold cookware in college, carts in California, or carpeting in Cranston, it does not qualify you to second guess your agent. If you had a real estate license years ago, save your stories about the "good ole days" for your children. You can share your concerns and time lines, but leave the details to the listing pro.

5)   REJECT STAGING SUGGESTIONS!

Someday shag multi-colored sculptured carpeting will come back. White washed cabinets, Navajo white walls, linoleum flooring, lots of personal photos, and Elvis paintings on black velvet need to go NOW.

6)    DISCOUNT THAT SMELL!

My house doesn't smell of pets, baby diapers, curry powder, garlic, fried fish, coconut incense,  cigars, manure, mulch, dairy farms or low tide. The buyer must be confusing my castle with a tract home.

7)    DISMISS FEEDBACK!

What do buyers know anyway? They can't possibly mind my barbed wire fence, heavy duty rebar, back yard bomb shelter, airport runway views, lights from the power plant, hum from the high voltage power lines, rail road tremors, scorpion skeletons, termite mud tubes and pet snakes. What are they thinking?

 

National Association of Realtors reports housing improvement in 2008

NAR is reporting that sales activity will continue to be soft in the months ahead but should see gradual improvement during the second half of 2008. The chances of a improved 2nd half will increase dramatically if the loan limits are increased.

NAR reports in its latest forcast that projected home sales to be at a pace of 4.9 million in the first half of the year and should rise to 5.8 million in the second half before leveling off to 5.60 million for all of 2009. You can compare that to existing home sales of 5.65 million in 2007. Existing-home prices are expected to fall 1.2% in 2008 to $216,300 and rise 3.2% to $223,200 in 2009. National median existing-home prices fell 1.4% in 2007.

NAR also projects new home sales to decline 17.7 percent in 2008 to 637,000 and then climb 7.6 percent to 685,000 in 2009.

Lawrance Yun, NAR's chief economist says higher loan limits for conventional mortgages could have a positive impact on sales."If higher limits are inacted very quickly, we'll see faster and more meaningful recovery by expanding safe, affordable financing in high cost areas-that in turn, would help to stimulate overall economic activity."

Mortgage Application Volume Is Up 73%

Industry group reports a significant year-over-year increase

Today, the Bankers' Association reported that the volume of applications had increased 73% over the same week last year.

Surprisingly, the loan applications to refinance existing homes had decreased 1% while applications to purchase existing homes had increased 12% on a week-to-week term.

The average 30 year fixed rate was 5.6%, while the average rate for a 15 year conventional fixed rate was 5.04%. The average pricing on a one year ARM was 5.62%.
