Occasionally we are contacted by another real estate company informing us of a buyer lead for one of our listings. It is strange that they would send a buyer to us & not help them out. However, some real estate companies will only show a buyer a home if they sign a Buyer's Representation Agreement with their brokerage. FYI: you are not represented by an agent until you sign the agreement due to legal issues & state laws.


If a buyer doesn't want representation, some brokerages won't help them. We have no problem showing our listings but need to let buyers understand that without signing a Buyer's Representation Agreement, we don't represent them & can relay anything they tell us to the sellers.  However, most of the time the problem is that we have prior appointments and not that the buyer won't signed an agreement.

Remember that most realtors need notice to show a home.  Opt for having a couple of days in mind to see it & the showing will likely be scheduled in.
